100% of total rate for no show. 100% of total rate if cancelled within 7 days of arrival. 50% of total rate if cancelled within 14 days of arrival. No penalty if cancelled with more than 14 days notice. No penalty if cancelled due to Covid 19 restrictions, border closures or natural disaster regardless of notice period.

90 days notice from check in date is required for refund of the 50% deposit. No Refund applies to bookings cancelled within 90 days of arrival.

PROPERTY TERMS and CONDITIONS
VISITORS not booked to stay at the lodge are not permitted during your stay without prior arrangement with us.
ROLLAWAYS and EXTRA BEDS are not available.
CHECK IN is from 2pm and CHECK OUT is strictly 10am.
Early checkin/late checkout requests may only be made the day prior to arrival by contacting us.
If you will be checking in after 9pm you must notify us in advance. We have a strict policy of not accepting checkins after 10pm however by prior arrangement checkin after 10pm can be confirmed for guests arriving on late flights.
NOISE and CURFEW restrictions apply between 10pm and 7.30am. Guests entering and exiting the property after 10pm are requested to advise us and reduce any noise during these hours.
The MINIMUM GUEST AGE is 11 years except for guests staying in Sassafras Apartment.
Guests booked in Sassafras Apartment do not have access to the main section of the Bed and Breakfast including its living areas. This policy applies to multiple room bookings that include Sassafras Apartment.
HOUSE PARTIES are strictly prohibited.
STRICTLY NO SMOKING in any internal areas, balcony’s, all guest rooms and in our gardens.
CAR PARKING includes 3 onsite spaces that cannot be reserved and do not accommodate extra large or high vehicles. There is plenty of off street parking in our quiet street that is no more than 10 metres on level ground to the main entrance.
EXCESSIVE CLEANING required of linens or replacement will incur additional charges.
PETS and ANIMALS are not permitted. The owners have two dogs, chickens and aviaries of birds that are contained in areas of the property not accessed or utilised by guests. While the owners are animal lovers, the layout and configuration of the property is not condusive to guests with pets. For the comfort of all guests we enforce a no pet policy.
SPECIAL TERMS and CONDITIONS for groups
For the comfort of all guests, groups must book one of three options:
1-All four B&B guest rooms only (max 8 guests).
2-Apartment only (max 2 guests plus 1 infant).
3-All rooms and apartment (max 10 guests).

All guests must be over 11 years of age UNLESS the booking is for the apartment only option.
Furniture in B&B living areas cannot be removed or temporarily relocated from the lodge for these rooms to be used for other purposes.
Our living areas are not suitable and cannot be used by bridal parties for dressing, hair and makeup etc.
